Making house offers to estate agents
I'm trying to buy a flat with a budget of £250k. I've seen a lot of places that are slightly above my budget (up to about 290k) and what I've been doing is calling estate agents and asking if it would be worth me viewing it and then making an offer of 250k. They have invariably said no - vendor will not accept that offer.

My question to you is: am I being too honest? Do estate agents not want me to make a low offer? Do they have anything to gain by fobbing me off? I was under impression that the agents just want to sell the flat. That's right, isn't it?

Crazy Col has hit the nail on the head.

Some of the comments here from people talking as if they're professionals are laughable.

Marketing a property differs from person to person, as behind every front door is a different story and a different situation. So you just adjust to the clients needs and values.

The job is an easy job, but there are a lot of Agents who over complicate things. And there's also a lot of unrealistic vendors and purchasers who also complicate things.

All depends

The seller would say Ill put my house up at £290k and get offers around lowest £270k, thats how they think.

If desperate they will drop the price, if its rented their mortgage probably covered by rent and wont be in a rush to sell.

Market is 50/50 and no deals coming up here in East London or West Essex

If anyone does have anything cheap, cash buyer needs total work, who me, i have cash buyer 2 week exchange and complete.

One piece of advice, you're in control and it's output money. Don't listen too much too estate agents and don't let them set the agenda/timetable of when things need to happen.

Your being to honest with them and trust me they wont return the favour, most estate agents I have delt with would lie through there teeth about a property to flog it, you ask a question they give you the answer they think you want to hear, don’t trust them EVER.

In regard to offers and what to view, I always view property’s at, below and just above my budget, few years ago I was interested in a flat that was $200K, told the agent I would offer $185K as it needed work, agent said he would not submit this offer to the owner as it was too low, so a few days later I called him and asked if he would submit my offer, again he refused and was now trying to call my bluff by saying there was other interested parties, I should submit a serious offer blah blah blah, heard nothing, so again about a week later I called and asked again if he had submitted my offer, this time he was quite short with me and said no, so I said to him, if I had not heard back from him by the following Friday I would go around to the property, knock on the door and speak to the owner myself, he told me I could not do that, I said well do your fucking job then and submit my offer and hung up, an hour later he called me and said they would accept $195K, couple of days later we settled at $189K, DON’T let the agent dictate the offer process, its your money, make them earn there dough by doing what YOU want them to do.

Had my 3bed semi valued by 3 agents 2yrs ago.
Took the average price and set it at 230k
3 months later 225k
3months later 220k
Spent 10k on tarting it up a bit.
Changed agent after a year and the new lot sold it for 215 within a week...
Basically it was like a show home but on a main drag which got busier since i bought it 10yrs ago...
Desperate to move so dropped 15k and spent just over 10k
To get shot of it...
Alot of the time people are desperate and will accept silly offers,
One house i looked at was real shit at 300k i offered him 260 due to work needed, he said no..
3 months later i see hes now sold it for 249,950

I remember going round to look at a house and when we arrived it was block viewing, they didn't tell us, said they didn't know until the last minute had no choice so many interested. It back fired because when we turned up a fair few left with the hump.

We made an offer below the asking price same as we would have done regardless and was accepted. Arranged for survey and place had asbestos roofed garage and other problems, fella said he would come down to cover the costs but was not interested. The agents called me on behalf of the desperate owner 6 months later still not sold to see if i was prepared to make another lower offer but i was not interested.

Estate agents games eh?

As for making offers, it's really fun being an agent in Spain at the moment. Some people are making offers nearly 100k euros less than asking price and getting the fuckers!

You've got to put time and effort into it. I bought one of my holliday homes after 5 years of looking and at least 6 failures. Never pay too much.

Looked at a two bed house last week that was no bigger than a matchbox.

i know penners, we didn't go silly, couldn't afford to really. Trouble is there are people out there that can.

The house we are currently going through the process with, we won by 1k apparently.

The mrs and I are buying in Oxford, had an offer accepted a few weeks ago.

We offered for 5 houses, 4 of which went to sealed bids. We got to know some of the Estate Agents quite well and found out how much we lost out by on 3 of the places.

"Around 10k", 18k and 55k, i kid you not, although this property did come back on a few months later. We offered decent bid, nothing below the asking price.

Crazy stuff.

Read into this all you want

My mate is selling his gaff in saints. Reckons its worth no more than 150k. Told estate agent this. His reply "no way! Worth wasaay more. Look , stick it on for 169,950 and see what happens"

My mate was like look its not worth that. I want to sell it. And his response was along the lines of... Lets see what happens. " trust me, i know what im doing"

Yes i know what you are doing.....trying to drive house prices up again. My mate went with somone else in the end and its up for a more realistic 154,950.

Prices are depressed by the lack of stupid loans. People now have to be realistic about what they borrow and many mortgages are granted subject to large deposits.

We have sanity back in the housing market. A property is worth what someone is prepared to pay not what someone wants to sell it for.
